A slow leak at the washer standpipe damaged the wall cavity and subfloor behind a laundry area. We contained the area, removed affected materials and dried the framing.
The leak had been dripping inside the wall for weeks. By the time the floor felt soft, the drywall, bottom plate and part of the subfloor were stained and there was visible mold growth inside the cavity.
The laundry area was sealed with plastic containment and kept under negative air pressure with a HEPA air scrubber. We removed the stained drywall and the damaged section of subfloor, HEPA-vacuumed and cleaned the framing, and dried the cavity with directed airflow and a dehumidifier. After the plumber replaced the drain fitting, the wall and floor were rebuilt.
The wall passed its post-remediation check and was rebuilt within the same week, with the washer back in service shortly after.
