Water extraction and structural drying are the two steps that decide how much of your property can be saved. Extraction removes standing and trapped water from carpet, pad, hard floors and wall cavities; structural drying uses controlled airflow, heat and dehumidification to pull the remaining moisture out of wood, drywall and concrete. Crestline Restoration brings both to homes and commercial buildings across Austin, Round Rock, Georgetown and Pflugerville around the clock.
Every gallon we pull out with a truck-mounted extractor is a gallon a dehumidifier does not have to evaporate, so we extract aggressively first — often with weighted extraction tools that squeeze water out of carpet pad without tearing it up. Then we build a drying plan based on the class of water loss, the room volume and the materials involved rather than guessing how many fans to drop off.
Our drying equipment is sized to the job: low-grain refrigerant (LGR) dehumidifiers, high-velocity air movers, wall-cavity injection systems and hardwood drying mats. Readings are logged daily so you, your property manager or your adjuster can see progress in numbers, not opinions.
Extraction and drying are usually billed per piece of equipment per day plus labor, using the same unit pricing insurance companies reference. A typical single-room clean-water loss needs 3–4 days of drying; a whole floor of a commercial office may need a larger set-up for a similar time. Because drying is billed daily, good monitoring saves money: we pull equipment as soon as each area hits dry standard instead of leaving it running “just in case”.
We recently dried a flooded Georgetown office overnight while the company kept working the next morning, and extracted water from beneath a Westlake living-room floor using hardwood drying mats.
Most clean-water losses are dry in 3–5 days. Dense materials such as hardwood, subfloor and concrete can take longer. We confirm dryness with meter readings compared to unaffected areas of the same building before removing equipment.
Please do not. Drying equipment works as a system, and switching it off lets humidity rise again, which slows drying and can encourage mold. If noise is a problem in a bedroom, call us and we will rebalance the set-up.
Yes. We install containment and quieter equipment, route cords safely and schedule noisy work before or after business hours whenever possible so offices, clinics and stores can keep operating.
Extraction physically removes liquid water with pumps and vacuums. Drying removes the moisture that remains inside materials by evaporating it with airflow and capturing it with dehumidifiers. Both are needed for a complete water damage job.
The first hours after a flood matter most — call our 24/7 line and a crew with extraction equipment will be dispatched right away.
