An overflowing AC drain pan in the attic caused a bedroom ceiling to sag. We dried the attic, replaced the damaged drywall and matched the existing texture.
During a hot June week the condensate line clogged and the secondary pan overflowed onto the bedroom ceiling. The drywall sagged between joists and the attic insulation above it was soaked.
We removed the sagging drywall and wet insulation, dried the joists and the attic deck, and confirmed readings before closing anything up. New insulation and drywall were installed, taped and finished, then the ceiling texture was matched by hand and the whole ceiling was repainted so there is no visible patch line.
The bedroom was back in use in five days and the repaired area is indistinguishable from the rest of the ceiling.
